Welcome, everyone, to the Louisville Real Estate Podcast for June 17th, 2015. I guess we can call this The Changes in Closings that You Need to Know About edition. I'm Greg Fleischaker, licensed with Kentucky Select Properties, here to help you make a wise and informed decision in your next real estate transaction. Today I have an interview for you, and I'm sitting in the office of a good friend of mine, who also happens to be one of Louisville's most respected closing attorneys, Steph Horne, and we will be discussing the upcoming regulations and changes being made to how real estate transactions will be handled by banks and closing attorneys.
Today, I'm going to be talking about Area Nine and in our local MLS mapping system, this is the area that contains Anchorage, Glenview, Lyndon and Prospect. If you're looking at a map, Area Nine would be the far north-east section of Jefferson County. It would border in the north, I guess, by the river. It butts up against Area Three, and that would be the Watterson Expressway as it turns into I 71 coming back into downtown. So the west side of area nine would be Watterson Expressway and then the south side of area nine is old LaGrange Road basically, as it winds its way out to Jefferson Country, the edge of Jefferson County. So the east side of area nine would be the boundary of Jefferson County.
Now that you know where area nine is, let's get into some of the numbers. A quick aside, Prospect runs over the line of Jefferson County. Some of Prospect is in Jefferson County and some is in Olden County. I don't think there are very many cities that actually do that; so when I'm talking about these numbers, these numbers include only the Jefferson County part of Prospect. These numbers also only include single family homes that have closed. Not homes that are currently for sale, but actual sales. I went back and looked at home sales of each year of 2010, '11, '12, '13, '14, and the first four months of 2015. These numbers are through January 1st through April 30th of this year.

Today I want to talk about Area 8 and in our local MLS mapping system this is the area that contains Douglas Hills, Hurstbourne, Middletown and some parts of Anchorage. I'm trying to think of a good way to describe it to you. If you're looking at a map Area 8, I spent a little time discussing Areas 2 and 3 which are the Highlands, roughly Highlands and St Matthews areas inside the Watterson Expressway.
In our local MLS going from left to right if you look at a map or west to east, so 1,2,3 would be inside the Watterson and then Area's 4,5,6,7,8,9 go from west to east starting at the river. Area 4 would be the south-west portion of the county and then it travels around east. Area 8 is on the east-side, east to north-east side of Jefferson County...
