John:               I'm doing well, good morning Greg, how're you today?

Greg:               I'm doing well, thanks. How long you been working in mortgages?

John:               I've been in mortgages for over 14 years now, coming up on 15 years...

Greg:    Welcome, everyone, to the Louisville Real Estate Podcast for August 19th, 2015. This is the Louisville Infill Construction Edition. I'm Greg Fleischaker, licensed with Kentucky Select Properties, here to help you make a wise and informed decision in your next real estate transaction. Today I'm lucky enough to be visiting Jason Black in his beautiful home. Jason is one of the leading custom and luxury home builders in Louisville, so I'm hoping he'll let me pick his brain a little bit as I try to understand the ins and outs of in fill construction in Louisville, or it might be better understood as just building new homes in established neighborhoods.  Jason, is that what you would call in fill? Is that a real term?

Jason:    Yes, it's totally a real term. In fill is anything that's an established neighborhood where you're trying to build a new custom home into an established area that's been there for a little while.

Greg:    From the building perspective, from your side, is that a totally different project than building in a brand-new development where all the homes going up are new?

Today I'm sitting in the conference room in Kentucky Select Properties, talking with John Stow. John is the principal broker at Kentucky Select and has been active in the real estate market for over thirty years, and consistently represents buyers and sellers and some of the most expensive transactions in town. So I thought he would be the perfect person to talk to about luxury home sales in the Louisville market. So did I get that right, over thirty years now?

John: That's right, Greg. Actually it's 36.

Greg: 36. All in Louisville or did you split?

John: No, all in Louisville. I got to invest the business right out of college. So this is my only career.

Greg: Wow. Okay, so if we get into talking about luxury homes, I don't want to give people the wrong impression. You don't deal only with luxury homes, right?

Today I'm sitting in the conference room at Kentucky Select Properties, talking with Colleen Smith-Marr.

Colleen is an Account Executive with 210 Home Warranty. I thought she would be the perfect person to talk to about home warranties in the Louisville real estate market. Colleen do you want to tell me a little bit about 210 Home Warranty, and how you got started with them?

Colleen:    Sure, 210 has been in the marketplace for about 40 years. We started in the new construction industry with builders, and we cover new construction homes for 10 years for structural defects. I entered the market with 210 thirteen years ago after being a realtor for 8 years. I only handle the resale side of the business, so that's an existing home that's currently on the market.

Greg:    Is there a different product for the new construction that you were mentioning?...
